I think the pool used as intro is in Giorgios private garden. Understandable he wouldn't want a whole film shot there because there are wife and kids living inside their house. And even if it wasnt his house but an actors for instance, problem still would be the same. Such houses usually are not just studios in Czech, they are used as houses to life in.
